Subsequently,  visits the property in person to analyze its condition, layout, and the area where it is located. Once all this information has been gathered, studies the property market of properties for sale in the area and performs the property appraisal. Upon obtaining the final value, prepares a report which will be validated by the appraisal company's control department, before being delivered to the client.

What is the cost and how long does it take?

Generally, these companies do not have fixed prices, but rather set them based on the specific characteristics of the property, such as the type of property, its location, and the price per square meter, which is determined by the Annual Real Estate Sector Trend Reports.

In Spain, prices range between 200 and 600 euros, although in more complex or higher-value cases, the cost can be higher. If the owner has data about the property that helps the appraiser in their work (property deed, property plans, cadastral certificate, or urban planning consultation), they can reduce the total price by providing this information.

Regarding the completion time, an appraisal takes between 5 and 15 business days, depending on how quickly the property visit can be coordinated and the company's workload.

The Bank of Spain approves and inspects the Procedure Manuals of approved Appraisal Companies, which detail the procedure for submitting appraisals to be carried out. Furthermore, the sanctioning authority for Appraisal Companies, belongs to the  Bank of Spain according to Law 3/1994 of April 14, for serious and minor infringements. The imposition of sanctions for infringements considered very serious, fall under the purview of the Minister of Economy and Finance on the recommendation of the Bank of Spain.
