How much does a building permit cost?

The calculation of the building permit price will depend on the type of work and its estimated cost. Generally, fees range between 4% and 6% of the Material Execution Budget for the project (PEM). Once the permit is approved, you will need to pay the Tax on Constructions, Installations, and Works (ICIO), which amounts to between 2% – 4% of the project budget. In addition to this, VAT would still need to be paid. You also need to consider the technical project cost; this is essential for the permit and must be prepared by an architect or a qualified professional. 

How long does it take to process?

Theoretically, city councils should grant or deny a major building permit within a period not exceeding three months, but, in reality, in most situations, it takes a year from the application. Everything will depend on the workload of the city council's Urban Planning department. It is important to note that in some municipalities, the major building permit has been replaced by a responsible declaration, which fortunately shortens the time for permit approval.

Does the building permit expire?

Indeed, the building permit has a period of validity. Generally, it expires if the work is not started within six months of its granting. Furthermore, once the work has begun, it must be completed within an established timeframe, which is usually one to three years, depending on the type of work and the City Council. Likewise, having the work stopped for more than 6 months can lead to the cancellation of the permit.

If the work is not completed within the established timeframe, it will be necessary to request an extension or a new permit, which would entail a new evaluation and additional costs.

Do I need a building permit for interior work in a home?

In most cases, a building permit is not required for minor interior work in a home, such as painting, furniture changes, or simple repairs.
